As the Assistant Manager of Operations, you will play a crucial, hands-on role in the everyday operations and financial functions of the property. This onsite leader plays a key role in the delinquency and collection of rent to optimize the properties cash flow and financial position. Responsibilities Business Expertise:Self-starter who is capable of taking on responsibilities and initiating ideasTenacious individual who can create a respectful sense of urgency with rent collectionsExcellent customer service skillsFlexible and capable of prioritizing tasks when working in a busy and changing environmentKnowledge of operation and financial concepts such as: budgeting, revenue, and NOITeam player that can successfully motivate and lead a team Responsibilities: Responsible for rent collections and accurately post all rent and other income in a timely and efficient mannerMonitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact, and filing of evictionsAssist in preparation and processing of all leases and related paperwork for approval by Property ManagerAssist the Property Manager in preparation of weekly and monthly reporting requirementsResponsible for helping property meet budgeted revenues, expenses, and Net Operation IncomeAssist in interviewing candidates for available property positions and participate in the selection process of new hirers as neededWrite up and file services requests from residents upon receipt, and take necessary steps to ensure timely response by appropriate staffAssist with supervising the maintenance staff in scheduling and, when necessary, directly scheduling property repairs with outside contractors as neededAddress complaints and resolve issues in a timely and professional mannerAssist with leasing responsibilities to maximize occupancyParticipate in quarterly property inspections as well as during move-in and move-outAssist in maintaining key control of occupied and vacant units Qualifications Position requires an impeccable attention to detail and strong organization skillsCollege degree preferredProven success in an Assistant Manager or Bookkeeping roleAccounting, bookkeeping, and/or collections experience in multi-family housing, hospitality, or retail industries preferredIdeal candidates will have 2+ years of onsite student housing experienceExcellent verbal and written communication skillsTechnically savvy individual that can navigate through various social media platforms and a familiarity with Microsoft Office and Onesite#PeakCB
